Habitat for Humanity Homeownership in California

Habitat for Humanity believes that every family deserves the opportunity to build a stable, affordable future. Across California, local Habitat for Humanity affiliates partner with qualifying homebuyers to create pathways to homeownership that are both attainable and life-changing.

Through a model built on partnership, equity, and community investment, Habitat homeowners purchase their homes with an affordable mortgage and gain the foundation they need to thrive—strengthening neighborhoods and creating generational impact.

How Habitat Homeownership Works

Income Eligibility

Applicants must fall within local income guidelines, earning enough to sustain a modest mortgage while still being priced out of traditional homeownership opportunities.

Demonstrated Need

Families must show a need for improved, stable, or affordable housing—such as overcrowded conditions, high rent burden, unsafe or unhealthy living environments, or displacement risk.

Habitat for Humanity affiliates across California work alongside volunteers, donors, public agencies, and community partners to build and preserve affordable homes in urban, suburban, rural, and tribal communities. Habitat homeowners help build their homes, purchase them with an affordable mortgage, and pay it forward - funding future construction through their monthly payments.

This collaborative model ensures that affordable homeownership remains within reach for the next family, and the next.

Prospective homebuyers apply for homeownership through their local Habitat affiliate. While details vary by community, families are generally selected based on the following core criteria:

Willingness to Partner

Habitat is a partnership program. Selected families provide a hands-on investment by helping build their own homes or those of their neighbors, taking homebuyer education courses, and engaging in the process from start to finish.

Ability to Pay an Affordable Mortgage

Habitat homes are sold at an affordable price, often with favorable financing terms. Homebuyers make predictable monthly payments that support future Habitat building efforts in their communities.
